Full Service Pool Design, Development
and Construction in 4 Phases

The design and construction of a swimming pool is an interactive process, involving our clients in decisions throughout the process. Scheduling and payments are also indicated by the progress of the overall timeline.

Estimated timeline is heavily dependent on schedule, weather, scope of project, seasonal workload of Robson Contracting, special features, permitting process, etc., and is 6-10 weeks total construction time. Individual project schedule is discussed after pool is designed.

 

PRECONSTRUCTION PHASE

CONSULTATION & DESIGN
  • Meet with client on-site
  • Discuss needs and pool design
  • Overview of available options
  • Formulation of design including prints and pricing estimate
    (bid proposal)
CONTRACTING
  • Issuance and signing of contract
  • Change orders for features not included in primary bid
  • Schedule of payments
PERMITTING
  • Soil engineering report, plot plan, legal property description
  • Submit to local municipality to initiate permitting process, which includes structural drawings, pool drawings, and mechanical equipment drawings
  • Permitting process normally takes 3 to 4 weeks depending on local codes and processing.
ON-SITE LAYOUT
  • Layout swimming pool, therapy spa, and any other water features according to design. Client approves layout by signing an excavation approval form.
 
 
 
 
 
 


CONSTRUCTION PHASE

EXCAVATION
  • Excavation of site according to approved layout
  • Removal of excavated material
  • Replacement of material per excavation approval form
  • Forming of outside perimeter of water features
STRUCTURAL FORMING
  • Rough plumbing and steel reinforcing placement
  • Pressuring of plumbing, setting of lights, embedded
    items and guide wires to prepare for gunite process
  • Inspection by local municipality
GUNITE
  • Application of gunite
  • Cutting of gunite to finish form as per drawings
  • Water curing of shell

FINISHING PHASE

TILE SETTING
  • Apply tile to upper edge of gunite shell
  • Grout tile and clean
  • Install coping or cantilever edge as per drawings
DECKING (IF NOT SUBCONTRACTED)
  • Forming, pouring and finishing of concrete decking
  • Landscaping work must be coordinated with this process
OPERATIONAL SYSTEMS
  • Installation of equipment package including pumps, filters, heaters, purification units, lights, auto cover motors
  • Client must hire others for connection of gas line, electrical, venting, and barrier requirements (fencing)
FINAL INTERIOR FINISH
  • Application and finish of plaster or exposed aggregate
  • Installation of embedded items, frame and grates, grab rails and handrails, diving boards, slides, etc.
  • Begin filling pool with water (Pool usually takes 1 day to fill)
 
 
 
 
 
 
 
 
 
 



POST CONSTRUCTION PHASE

STARTUP
  • Startup of pool and systems
  • Maintenance instructions, operation instructions, as-built drawings, warranties, and manuals are provided.
FINALIZE
  • Cleanup of site
  • Final punch list of items reviewed and completed
  • Swim and enjoy!
SCHEDULE OF PAYMENTS
  • Deposit due on signing of contract
  • Partial payment due at day of excavation
  • Partial payment due on day of gunite
  • Partial payment due on installation of coping and decking
  • Partial payment due on equipment set
  • Final payment due on day of interior finish and startup of pool
  • All change orders MUST be approved before work indicated in the change order is started and/or materials are ordered. Approved change order amounts are due upon completion of work included in the change order
